Commercial & multi-family
Commercial pool service in Austin
Commercial pool care, with a clear scope.
Sullivan’s Pool Service looks after commercial and multi-family water across Austin and the surrounding metro: apartment, HOA, hotel, condominium and student-housing pools. Commercial service is quoted for the property. The proposal should identify the visit schedule, included tasks, access arrangements and responsibilities between visits. Required operating checks, permits and qualifications need to be confirmed for the facility; a cleaning quote does not replace them.
Questions property managers ask
-
What is different from servicing a house?
- A property-specific scope Identify the pools, spas, equipment and operating responsibilities before comparing a service proposal. A residential visit does not define a commercial operating plan.
- Access and closure arrangements Agree access and maintenance windows with the property contact. We schedule around residents, and close the water only when a task’s safety requirements call for it.
- Testing and records The proposed visits should be distinguished from required between-visit testing, logs and operator duties. Confirm who is responsible for each task in the agreement.
-
Do you service apartment and HOA pools in Austin?
Sullivan’s Pool Service offers commercial pool and spa service for apartment, HOA, hotel, condominium and student-housing properties in the published service area. Send the address, the bodies of water, equipment information and requested scope.
-
What information helps with a commercial quote?
Provide the address, pool and spa details, equipment list, current service arrangements and the person authorized to approve work. Include access requirements, any known faults and relevant inspection or maintenance records. The proposal should identify included visits and tasks, exclusions, additional-work approval and the responsibilities that remain with the property.
-
How often does a commercial pool need service?
The service schedule and the required water-testing schedule are separate questions. Texas public-pool rules set testing and record requirements according to pool class and control equipment. We agree with the property who performs those tasks between our visits, and put it in the scope.
-
Can maintenance happen while residents are swimming?
The task and applicable safety requirements decide whether the water can remain open. Agree a working window and access arrangements, but do not treat resident convenience as permission to bypass a required closure. CDC guidance requires closure before servicing chlorine/pH feed or recirculation systems, with conditions for reopening after the systems restart.
-
What rules and qualifications should a property manager check?
Texas DSHS publishes 25 TAC Chapter 265, Subchapter L for public pools and spas. Section 265.194 requires Class A, B and C pools and spas to operate under the supervision and direction of a trained, certified operator. Check the applicable local permit, the responsible operator and their documentation, drain-cover compliance and accessibility requirements. Publishing these references does not establish Sullivan’s credentials or replace checking the property’s requirements.
-
Does hiring a pool service replace the operating permit?
No. Austin Public Health describes plan review, a pre-opening inspection and a permit to operate for public and semi-public aquatic facilities in its jurisdiction. Its operating permit is required before opening and is valid for one year. Confirm the applicable authority for the address; service coverage is not a statement that every property falls under the same permitting office.
Austin Public Health permit and inspection guidance explains local operation requirements. CDC pool chemical safety guidance covers trained handling and maintenance precautions. These references help a manager check the scope; they are not a certification or inspection result for the contractor or property.
