Brentwood runs about a mile and a third across. Its residential streets run from 648 ft to 716 ft above sea level — a fall of 68 ft along the streets themselves, and 80 ft boundary to boundary. Brentwood’s streets run from 648 ft to 716 ft — a 68 ft fall
That drop, across a mile and a third, makes Brentwood one of the two flattest neighborhoods we work. Flat is kind to pumps and unkind to decks. With this little grade there is nowhere for water to go, so a Brentwood deck that was not laid to fall away from the pool puts everything back into it — and the same flat ground is Blackland clay, which swells in the wet and shrinks in the drought. That movement is what walks coping loose and opens deck joints here, and it is seasonal rather than a one-off failure: it will do it again next year unless the drainage changes.
The creeks draining this ground are Hancock Branch, Hemphill Creek. Creek-side pools in Austin get two things the rest do not: more organic debris blowing off the corridor, and a faster, dirtier rise after a storm. Both are chlorine demand, and both are why a pool a street from the creek and one four streets away are not the same weekly job.
